Estate is bounded on the north and south by waterways. Estate is bounded on the east by West Side Freeway and on the west by Thornton Road. Morado is a neighborhood bounded by North Sacramento Road to the east, West Lane to the west, 8 Mile Road to the north and East Hammer Lane to the south. Morado is heavily populated with apartment and condo communities as well as homes for rent or lease. The majority of the residential community is located at the southern section of the neighborhood.

Valley Oak is bounded by West Lane to the east, East Hammer Lane to the south, Holman Road to the west, and East Morado Lane to the north. At the center of Valley Oak is Valvedere Park.
