Top Neighborhoods

Little Bohemia or "Bohemia Town" is a historic neighborhood in the city. The neighborhood is bounded by South 10th Street on the east and South 16th Street on the west. Originally Little Bohemia's population was predominantly Czechoslovakian. Today, the Little Bohemia is more culturally diverse. Some of the historic landmarks in the neighborhood include the Prague Hotel and Bohemian Presbyterian Church. Little Bohemia is a subsection of Downtown Omaha.

Downtown is the central location in Omaha for business and pleasure. Varieties of companies are headquartered in the downtown area and have been since its establishment in 1862. The north downtown area is a new mixed use development extending some 80 blocks from Qwest Center to Creighton University. Several buildings in the downtown area have been renovated into condos and apartments. There are also new developments along the Mississippi River including Lewis & Clark Landing, new walkways, new walking and biking trails and a new boardwalk. Riverfront Place Condos is a new 2 story high rise development that brings additional housing stock to the downtown area.

Park East is the gateway to downtown Omaha. The neighborhood is bounded by Leavenworth to the south and Dodge Street to the north. The neighborhood is home to several historic buildings and several major art institutions such as the Rose Theater, the Omaha Children's Museum and Joslyn Art Museum. Some of the major employers in the area like Physicians Mutual Insurance Company. Revitalization in the neighborhood can be seen in the many apartment complexes and condominiums being developed. To address the growing population of the Park East neighborhood, Liberty Elementary School was developed.

North Omaha is a neighborhood bound by 24th street on the west and 16th street on the east. Neighborhoods in North Omaha include Carter Lake, Iowa, Beechwood and East Omaha. The North Omaha was developed quickly and has become one of the most historically significant neighborhoods in Omaha. Recently North Omaha has been going through the revitalization process to increase local business and residency in the area. The housing stock in North Omaha is middle to lower middle in price point, and there are apartments and condominiums in the area for those who are not interested in purchasing a home.

Gifford Park, located in Midtown, is a historic neighborhood bounded by the North Freeway and Cumming Street. Gifford Park is over 5 acres in size including a playground, walking paths, tennis courts, ball field, and a shelter area. There are several other parks in the area that provide great green space and outdoor recreational activities for the residents of Gifford Park. Gifford Park has a neighborhood association that has been an active part of the community for the past 20 years.

Benson, located in North Omaha, is a historic district that was platted in 1887. The neighborhood was named after philanthropist Eratus Benson. The housing stock in this middle class neighborhood includes some apartments and single family homes. There are several public and private schools for families to choose from including Monroe Middle School and Benson West Elementary School.

The Bemis Park Landmark Heritage District is located in north section of Omaha. The district is famous for its 19th and 20th century homes. Although the neighborhood was severely affected by the storm of 1913, great effort has been taken to revitalize the area. There are two historic properties in the Bemis Park area; George Payne House and Zabriskie House. The housing stock in the Bemis Park neighborhood is varied in price and style. There are both public and private schools in the area, and a park provides great recreation for all the district's residents.
