LOWER PACIFIC HEIGHTS (Fillmore Street) is a neighborhood that also scored very high for having wonderful foot traffic and walking opportunities. The strip of Fillmore from Sacramento to Eddy has everything you could need within a few blocks. There are lovely eateries and convenient grocery stores. Shop for everything from midcentury furniture to art to designer labels to hand-me-downs. Lower Pacific Heights is home to parks, bookstores, salons, cinemas, coffee shops, bakeries, and a good hospital (CPMC) should you exhaust yourself, which is very possible. Long a middle-class neighborhood geographically and socially intermediate between Pacific Heights and the Lower Fillmore, the area became wealthier and more upscale with the escalation of San Francisco property values in the 1980s and 1990s.

PRESIDIO has one of the lowest crime rates in California. Presidio is a national park, with scenic views and wooded areas; it makes an amazing backdrop to city living. Presidio is also known for Crissy Field Center; an urban environmental education center with many programs for schools, public workshops, after school programs, summer camps, and more. The Center overlooks a restored tidal marsh, and the facilities include interactive environmental exhibits, a media lab, resource library, arts workshop, science lab, gathering room, teaching kitchen, café and bookstore is operated by the Golden Gate National Parks ConservancyPresidio boasts high end homes but moderately priced rental properties. Presidio is safe and affordable.

MISSION is an eclectic neighborhood named after the sixth Alta California mission, Mission San Francisco de Asis, San Francisco's oldest building, which is located in the neighborhood. The Mission is a magnet for young people because of the existing cultural attractions, less expensive housing and commercial space, and the high density of restaurants and drinking establishments. An independent arts community, after rising in the 1990's still flourishes today. The area has been home to the Mission School art movement. Many studios, galleries, performance spaces, and public art projects are located in the Mission, including the Project Artaud, and the oldest, alternative, not-for profit art space in the city of San Francisco, Intersection for the Arts. The Roxie Theater, the oldest continuously-operating movie theater in San Francisco, is host to repertory and independent films as well as local film festivals.

OUTER SUNSET is the largest district within the city of San Francisco. The Outer Sunset/Parkside area is more suburban in character complete with a suburban-type mall, located just beyond the southwestern corner of the neighborhood on 19th Ave. The farther south and west you go, the more kids the city has. Thirty percent of its households have children, and of 20 schools with excellent ratings on greatschools.org. The Outer Sunset’s also has an abundance of playgrounds, parks and, of course, the ocean and the zoo. Educational institutions include the Parnassus campus and medical center of the University of California, San Francisco, located in Inner Sunset; the main campus of San Francisco State University, located in the southwestern corner of the neighborhood across from Lake Merced; and Lowell High School, the oldest public high school west of the Mississippi and one of the top performing ones in the United States.

Lower Haight lies generally along Haight Street east of Divisadero Street, and between Oak Street (or Fell Street) on the north, and Duboce Avenue on south. Unlike its hippie-sibling, Lower Haight differs from Upper Haight because of its diverse population. The Lower Haight is more punk rock than peace at night. In the daylight, the Lower Haight has an abundance of up and coming boutiques, salons, trendy coffee houses and organic food shops. San Francisco’s North Panhandle and University of San Francisco neighborhoods offer dining opportunities to suit both students and non-students populating the area, with options for most any budget.

Bernal Heights is primarily a residential neighborhood with a commercial strip along Cortland Ave. Bernal Ave and the commercial corridor feature bookstores, bakeries, restaurants, bars and cafes. The San Francisco Public Library, housed in Bernal Heights, has recently reopened after being closed for two years. Bernal Heights has a strong history and tradition of neighborhood activism and works to promote affordable housing, youth and senior services, and community organizing. The southeast corner of Bernal Heights is home to the open-air Alemany Farmers' Market, one of the oldest extant farmers' markets in the US, operating every Saturday in this location since August 4, 1947. Bernal Heights provides the coziness of knowing your neighbors, the history associated with state landmarks, and a community that thrives on being a community. Great schools and affordable housing options makes Bernal a great place to live.
